All clients will be personally screened prior to reserving property.

Owners may, at their own discretion, reserve the property for their own guests provided that the dates have not previously been booked for those dates. Homeowner is responsible for any cleaning or maintenance fees incurred through their own rentals. Property Manager will collect and disburse funds for said rentals, including cleaning fees and reporting of taxes. Property Manager will arrange for housekeeping for said rental and provide customer service and necessary maintenance.

Property Manager will collect 5% fees for providing guest services for owner’s guests.

Property Manager will make every effort to maintain occupancy levels utilizing no less than three sources of Internet advertising.

Property Manager will provide merchant services to guests. Cost for said services will be paid by owner out of gross rentals.

Property Manager will provide monthly accounting and disbursement of rental income no later than the 15th of each month. Advanced rental income will be held in escrow until 60 days prior to customer’s arrival date.

The Property Manager will make routine inspections of the premises either personally or through the use of third party maintenance services.

Property Manager will maintain a “No Refund” policy for reservations made for the property. Enforcement of this policy will be at the discretion of the Property Manager. If the dates can be filled or if circumstances warrant a refund the Property Manager may issue said refund.

Security deposit agreements will be maintained. Guests will be required to agree to a security deposit agreement prior to move in. Security deposits will be backed by a credit card authorization form.

For homes of five or more bedrooms, the rental rates will include welcome packages for guests staying five or more days. This minor cost to the owner encourages repeat clientele setting your homes apart from the competition. It is available to all guests at their expense.

Housekeeping services are provided through a licensed and insured third party vendor. Standard rates for each home will be determined prior to contract. These standard rates for services will be passed on to the guest and accounted for in the homeowner’s monthly statements.

Property manager will provide full maintenance services. Maintenance will be billed at $65.00 per man hour (1/2 hour minimum). Any major repairs or mechanical repairs beyond the expertise of the staff will be provided through third party vendors.
Above services will be provided for a commission fee of 30% of the gross rent.
Booking services

- Booking service only clients while not actually having a full-page ad on our site to help generate business may use our advertising to augment their own reservations. Many of our guest will not find what they are looking for in our full service clients homes. These guest will have opportunity to reserve the homes of clients who prefer to manage their own properties.
